A few fine cracks around a window can look like a minor cosmetic issue. Sometimes they are. But when render starts to lose its bond with the wall, it can allow rainwater behind the finish, worsen damp problems and eventually break away in sections. Knowing how to spot failing render early gives you more choice: a local repair may be possible, rather than a larger and more disruptive job later.

Render is designed to protect masonry as well as improve the appearance of a property. In Greater Manchester, Salford, Bolton and Bury, it also has to cope with persistent rain, frost, traffic pollution and the movement that naturally occurs in older buildings. The key is to look beyond surface appearance and understand what the signs are telling you.

How to spot failing render on your property

Start by looking at the building from a short distance in daylight, then inspect suspicious areas more closely. A clean-looking finish is not always sound, while a weathered surface is not automatically a failure. What matters is whether the render is still firmly attached, keeping water out and moving with the building as it should.

Cracks that are more than hairline marks

Fine, shallow crazing can occur in some render finishes and may not need immediate action. These very small surface cracks often appear as the material dries or ages. They should still be monitored, particularly on exposed elevations.

Cracks deserve closer attention when they are wider, deep enough to catch a fingernail, or follow a clear pattern. Vertical or stepped cracks may indicate movement in the wall beneath. Cracks radiating from windows, doors and corners can result from stress around openings. Horizontal cracks are also worth investigating, as they can point to a weak bond between layers or water getting behind the render.

Hollow or drummy areas

One of the clearest signs of render failure is a hollow, drummy sound when the surface is tapped gently. Sound render should generally feel solid and produce a firm, dull sound. Where it has detached from the backing wall, an air gap forms and the sound becomes noticeably more hollow.

Do not hit the wall hard or start pulling at loose sections. Render that has lost its adhesion can come away suddenly, particularly around high-level areas, chimneys, parapets and window reveals. If an area feels loose, looks bowed or has a visible gap at an edge, keep people clear of it and arrange a professional inspection.

A small isolated hollow section can sometimes be cut back and repaired. If hollow patches are widespread, however, patching each one may only delay the inevitable. The condition of the wall, the age of the existing render and the type of finish all affect the right decision.

Blistering, bulging and flaking

Render should sit flat against the wall. Blisters, bulges or areas that appear to be lifting are warning signs that moisture may be trapped behind it, or that one layer has separated from another. You may see this after a period of heavy rain or following freezing weather.

Flaking and crumbling are different, but equally important. Some older sand and cement renders become weak over time, especially where repeated wetting and drying has broken down the surface. A powdery finish, loose grains at the base of walls or pieces falling away around damaged edges suggest the render is no longer providing reliable protection.

This is common near ground level, below leaking gutters and around pipework. Before repairing the face of the wall, the source of water must be addressed. Otherwise, even a well-finished repair can fail early.

Damp patches, staining and internal symptoms

A failing render system can let moisture penetrate the wall, though damp inside a property can also come from condensation, plumbing leaks, roof defects or bridging at ground level. It is important not to assume the render is responsible without checking the wider picture.

Outside, look for dark staining that remains after dry weather, green algae growth, white salt deposits or rust marks around metal fixtures. Inside, possible signs include peeling paint, a musty smell, damp marks on external walls or plaster that feels soft and blown.

Pay particular attention to window sills, roofline details, external corners and where extensions join the original building. These are common places for water to find a route behind the finish. Failed sealant around windows can also look like a render problem, but needs its own proper repair.

Signs the problem may be in the wall, not just the render

Render is often blamed for movement cracks that actually begin in the structure beneath. A finish can only perform as well as the surface it is applied to. If the masonry is moving, poorly supported or persistently damp, a new coat of render alone will not provide a long-term fix.

Look for cracks continuing through brickwork at exposed edges, doors or outbuildings. Check whether doors and windows have become difficult to open, or whether internal cracks match the external pattern. These symptoms do not always mean there is a serious structural issue, but they do mean the cause should be understood before cosmetic work starts.

The same applies to old paint. Render painted with unsuitable coatings may trap moisture and lead to peeling or blistering. A breathable coloured render system, such as monocouche or K-Rend, can be an excellent finish when specified and installed correctly, but it is not a cure for defective substrates, failed flashings or poor drainage.

When a repair is enough and when replacement makes sense

A local repair may be suitable if the damaged area is small, the surrounding render is firmly bonded and the cause has been fixed. The failed material is removed back to a sound edge, the background is prepared properly and a compatible repair is applied. Matching the existing texture and colour can be difficult, particularly on older painted render, but a careful repair is often the sensible route.

Replacement becomes more practical when hollow areas appear across several elevations, cracks keep returning, the render is generally weak or the wall needs insulation improvement. Removing failed render also gives the installer the chance to inspect the masonry properly, deal with defects and choose a system suited to the property.

There is a trade-off. Patching costs less initially and involves less disruption, but it is poor value if the surrounding finish is near the end of its life. A larger refurbishment costs more up front, yet can provide a consistent appearance and more dependable weather protection. The right answer depends on evidence, not on applying a one-size-fits-all solution.

A sensible first check before arranging work

Take clear photographs of the affected areas, including wider shots that show their position on the building. Note when you first saw the issue and whether it becomes worse after rainfall or cold weather. If you can safely do so, check gutters, downpipes, roof edges and window seals for obvious defects.

Avoid pressure washing loose render, filling deep cracks with general-purpose sealant or painting over damp patches. These quick fixes can make assessment harder and may trap water where it does more damage. If material is loose at height or likely to fall, treat it as a safety concern rather than a weekend repair.
